Dear Owners,
With the upcoming Annual General Meeting in this time of COVID
-
19, and with possible venue
requirements/restrictions in relation to COVID
-
19, this meeting will be held electronically to ensure that all
Owners can attend and participate.
If Owners wish to attend, they are welcome to do so using the Zoom
information included in this package.
All Owners are strongly encouraged to attend and be present during the First Annual General Meeting.
Attending the First Annual General Meeting will provide you with insight into the operation of the Str
ata
Corporation and provide you with an introduction to the Tribe Management Team. Please note that your
attendance is a service to your Strata Corporation; it also positively affects quorum. If you cannot attend the
meeting but
do wish to vote, please contact your Community Manager, David Locke

the Community Manager will issue all nominated individuals' names so that
Owners can identify the individuals who wish to stand on Council this coming fiscal year.

Purpose:
The purpose of the meeting is to inform Owners of the
operations of the Strata Corporation during
the past year, to approve the operating budget for the coming year, to elect the first Strata Council, and
consider any votes as presented.
Quorum:
Pursuant to the
B
ylaws of
EPS7688
–
Cascade City, a
t any annual
or special general meeting called
by the strata corporation, if a quorum is not present at the appointed time or within fifteen (15) minutes
thereafter, the meeting shall stand adjourned for an additional fifteen (15) minutes. Thereafter, if a quorum
as defined by section 27.1(1) is still not present, the eligible voters who are present in person, by authorized
representative or by proxy, shall constitute a quorum.
The Bylaws may state that in order to vote, an Owner should be paid up to date in all arrears of Strata Fees
and current special levies owing to the Strata Corporation.

account or have questions about how to make payments, please contact our office at 604.343.2601
between 8:30 A.M. and 5:00 P.M.

deliver your signed proxy either directly to a representative of your choice or to Tribe Mgmt Inc. A proxy

7.
Other

Repairs and Maintenance Within
a
Strata Lot:
Owners must make sure that they keep
everything within their strata lot in good working order and in good condition to prevent a water
escape. This includes but is not restricted to dishwashers, washers, refrigerators with ice makers,
garburators, toilets
, sinks, bathtubs, water filters, hot water tanks
,
and any copper pipes or taps
and fixtures located within the strata lot, or from any alterations done by the Owner or previous
O
wner to the strata lot
,
etc. Owners should make sure cold and hot water
shut
-
off
valves work
properly and know the location of the valves, and how to operate them.
8.
Personal Liability
:
At home or pretty much anywhere in the world, uni

owners’
policies
could also
provide comprehensive
protection for claims against them for property damage and bodily injury.
Owners may wish to consider employing a professional contractor to carry out regular inspections and
maintenance of these in
