On written request of the Tenant made not less than three (3) months before the expiration of the term stipulated in ITEM 6 and if there shall not at the time of such request be any existing breach or non-observance of any of the conditions of this Agreement, the Landlord may grant to the Tenant an extension of the tenancy for an additional term of TWELVE (12) months commencing at the expiration of the initial period of tenancy. All of the terms and conditions of the Agreement except for this Option to Renew (ITEM 14) shall apply during the renewal term PROVIDED THAT the monthly rent shall be at a mutually agreed rate. If the written request is not made in the manner provided within the time specified, this option shall expire. Rent Free period is given to the Tenant to furnish and decorate the said Premises from Oct 2024 to Oct 2024. 自 2024 年 10 月起至 2024 年 10 月止,承租人可免租装修上述物业。
The said Premises comes with existing partition at the living room. At the end of the lease, Tenant will remove the existing partition and make good of the wall and floor where the partition is, unless the future Tenant would like to rent the said Premises with the partition. To conduct professional cleaning of the unit (with proof of receipt) at the end of the lease. Tenant is not allowed to add anymore partition in the unit except for the existing one. Tenant is not allowed to install any aircon at the bomb shelter or any part of the unit. No Tenant is allowed to live in the bomb shelter. 1.1 The Landlord rents to the Tenant and the Tenant accepts the tenancy of the premises situated at the address referred to in ITEM 2 (the "Premises") for use as a CO-LIVING RESIDENCE upon the terms and conditions set out in this Agreement. 1.2 The Landlord consents for the Tenant to sublet the said Premises and such subletting shall be subject to the rules and regulations of the relevant governing authorities, including but not limited to the requirements under the Women's Charter Act, Immigration Act and URA subletting regulations. Throughout the term of this Agreement, the Tenant shall undertake to perform initial screening checks to ensure that any subtenant(s) and/or permitted occupier(s) are in compliance with the said rules and regulations. The Tenant shall be liable to the Landlord in the event of any infringement and shall keep the Landlord fully indemnified against any and all actions, proceedings, suits, claims and demands, which may be brought against the Landlord and all monies, costs, expenses, losses and damages which may be incurred, or sustained by the Landlord relating to subletting. 1.2 業主同意承租人將房產分租,但分租須遵守相關管理機構的規則和規定,包括但不限於婦女約章法、移民法和市區重建局分租規定。在本协议有效期内,承租人应承诺进行初步筛选检查,以确保任何分租人和/或获准占用人符合上述规则和规定。承租人须对业主的任何违规行为负责,并须保证业主免受任何及所有可能对业主提起的诉讼、程序、起诉、索赔和要求,以及业主可能因转租而产生或遭受的所有款项、费用、支出、损失和损害。
1.3 Notwithstanding anything herein contained, in the event of any infringement of regulations of the relevant authorities or if the Tenant fails to observe or perform any of the covenants and conditions under this agreement, this Agreement shall immediately be terminated at the Landlord's sole discretion and the security deposit shall be forfeited to the Landlord without prejudice to any right of action of the Landlord in respect of any breach or subsisting breach of this Agreement by the Tenant. 1.3 尽管本协议有任何规定,如果承租人违反有关当局的规定,或未能遵守或履行本协议项下的任何契约和条件,业主可自行决定立即终止本协议,并没收保证金给业主,但不影响业主对承租人违反或持续违反本协议的任何诉讼权利。

2. PAYMENT OF RENT AND UTILITIES 2.支付租金和水电费

2.1 The Tenant agrees to pay the Rent to the Landlord in accordance with ITEM 7 at the times and in the manner aforesaid. 2.1 承租人同意按照第 7 项规定的时间和方式向房东支付租金。
Security Deposit 押金
2.2 The Tenant agrees to pay to the Landlord immediately upon the signing of this Agreement a deposit in accordance with ITEM 8 as security for the due performance and observance of the terms and conditions of this Agreement (the "Deposit"). comply with any of the conditions of this Agreement, then, the Landlord shall be entitled to deduct such amount from the Deposit as is reasonable to remedy the breach, provided always that the Landlord shall not make any deduction unless it has first given written notice to the Tenant to remedy the breach and the Tenant has failed to do so within fourteen (14) days from the service of such written notice or within a period as may be agreed between the Landlord and the Tenant. The Deposit or such balance thereof after deduction shall be refunded without interest to the Tenant when the Term expires or is terminated. The Deposit shall not be utilized by the Tenant to set off any rent payable under this Agreement. 2.3 Should this tenancy be terminated by the Tenant prematurely before the expiration of this tenancy (except as otherwise provided in this Agreement), the security deposit shall be forfeited to the Landlord without prejudice to the right of action of the Landlord for claim to losses and damages or otherwise in respect of any such breach or any antecedent breach. 2.3 如果承租人在本租约期满前提前终止本租约(本租约另有规定的除外),押金将被没收归房东所有,但不影响房东就任何此类违约行为或任何先前违约行为索赔损失和损害赔偿或采取其他行动的权利。
Utilities/Cable TV Charges 水电费/有线电视费
2.4 The Tenant agrees to pay all charges for the supply of water, electricity, gas and any water borne sewerage system, any such installations installed or used at the said Premises, including any tax payable thereon such as Goods and Services Tax ("GST"). Further, to pay all charges for Cable Television and internet facilities including the installation charges and any tax payable thereon. 2.4 承租人同意支付在上述物业安装或使用的供水、供电、供气和任何自来水排污系统的 所有费用,包括任何应缴纳的税费,如商品及服务税("GST")。此外,还需支付有线电视和互联网设施的所有费用,包括安装费和相关税费。
Telecommunications 电信
2.5 The Tenant agrees to pay all charges, subscription, installation costs including GST in respect of the telephone(s), television, IT equipment and services from SingTel and/or Starhub Ltd or any other similar company. 2.5 承租人同意支付新加坡电信和/或 Starhub Ltd 或任何其他类似公司的电话、电视、 信息技术设备和服务的所有费用、订购费、安装费,包括消费税。
3. IMMIGRATION STATUS OF TENANT AND OCCUPIERS 3.租户和居住者的移民身份
Compliance with Immigration Authority 遵守移民局规定
3.1 The Tenant shall ensure that he and/or the occupiers of the Premises must be lawfully resident in the Republic of Singapore. The Tenant covenants with the Landlord that where any of the occupiers are foreigners, he shall personally verify from original documentation that they have valid employment pass, work permit, travel document or other papers granted by the Immigration & Checkpoints Authority, Ministry of Manpower or other relevant government authorities. 3.1 承租人应确保他和/或房屋的占用者必须是新加坡共和国的合法居民。承租人与业主约定,如果任何占用人是外国人,承租人应亲自核实他们是否持有移民与关卡局、人力部或其他相关政府部门颁发的有效就业准证、工作许可证、旅行证件或其他文件的原件。

Indemnify Landlord 赔偿业主
3.4 The Tenant shall indemnify and keep indemnified the Landlord for all matters relating to the immigration and employment status of the Tenant and/or occupiers to the full extent as allowed by the laws of the Republic of Singapore during the Term. 3.4 在租期内,承租人应在新加坡共和国法律允许的最大范围内,就所有与承租人和/或占用人的移民和就业状况有关的事宜向业主作出赔偿,并使业主免受赔偿。
No Unauthorized Occupiers 无非法占用者
3.5 Where the Tenant and/or any of the occupiers are foreigners, the Tenant shall ensure that, at all times during the currency of this Agreement, the Tenant and/or occupiers are in compliance with all relevant legislation, rules and regulations including the Immigration Act, Employment of Foreign Workers Act (if applicable) and any other applicable law in the Republic of Singapore which relates to foreign residents. 3.5 如果承租人和/或任何占用人是外国人,承租人应确保在本协议有效期内,承租人和/或占用人始终遵守所有相关立法、规则和规定,包括《移民法》、《外国工人就业法》(如适用)以及新加坡共和国与外国居民有关的任何其他适用法律。
4. MAINTENANCE OF PREMISES, FIXTURES AND FITTINGS 4.房舍、固定装置和设备的维护
Maintenance and Repair 维护和修理
4.1 Within the Problem-Free Period indicated in ITEM 16, the Landlord shall not hold the Tenant responsible for any defects of any item, furniture and/or fittings in the Premises that are identified by the Tenant and brought to the Landlord's attention in writing. The Landlord shall be responsible for rectifying any defects so identified. 4.1 在第16项规定的无故障期内,如果承租人发现房屋内的任何物品、家具和/或设施存在缺陷,并以书面形式提请业主注意,业主将不追究承租人的责任。房东应负责修补所发现的任何缺陷。
Minor Repair 小修
4.2 Upon the expiry of the Problem-Free Period indicated in ITEM 16, the Tenant shall be responsible for all minor repairs and replacement of parts and other expendable items including but not limited to all electrical appliances and light bulbs. If an item is faulty and beyond repair, the Landlord shall bear the full cost of replacing the item provided the fault is not due to the Tenant's negligence or willful default. 4.2 在第16项规定的无故障期结束后,承租人应负责所有小型维修和更换零件及其他消耗品,包括但不限于所有电器和灯泡。如果物品出现故障且无法维修,只要不是由于承租人的疏忽或故意违约,房东应承担更换物品的全部费用。
Maintenance of Fixtures and Fittings 固定装置和配件的维护
4.3 The Tenant shall at his own cost and expense keep the interior of the Premises including but not limited to the sanitary and water apparatus, furniture, doors and windows, fixtures and fittings in good and tenantable repair and condition throughout the Term and to replace the same with new ones if damaged, lost or broken, and at the expiry or termination of the Term, to yield up the Premises to the Landlord in good order and condition. 4.3 承租人应自费在整个租期内保持房舍内部(包括但不限于卫生和供水设备、家具、门窗、固定装置和配件)完好无损,适合承租,如有损坏、丢失或破损,应及时更换新的,并在租期届满或终止时,将房舍完好无损地交还给业主。
Maintenance of Air-conditioners 空调维护
4.4 The Tenant shall take up a service contract with a qualified air-conditioning contractor to service and maintain the air-conditioning units installed at the Premises, at least once every three (3) months at the expense of the Tenant and to keep them in a good and tenantable repair and condition including the topping up of gas and chemical cleaning (if necessary), throughout the Term. A copy of the service contract shall be forwarded to the Landlord within thirty (30) days of the commencement of the Term and receipts of the servicing must be produced upon request at the end of the Term. 4.4 在整个租期内,承租人应与合格的空调承包商签订服务合同,至少每三(3)个月对物业内安装的空调机进行一次维修和保养,费用由承租人承担,并保持良好和适于承租的维修和状态,包括添加气体和化学清洗(如有必要)。服务合同副本应在租期开始后三十(30)天内送交业主,并在租期结束时应要求出示维修收据。
4.5 The Landlord shall be responsible for any breakdown, repair and replacement of parts (if necessary) in respect of the air-conditioning units installed at the Premises. 4.6 The Tenant shall ensure that the Premises are kept pest/mosquito/rodent-free and in a clean and sanitary condition. The Tenant shall, where necessary to maintain the clean and sanitary condition of the Premises, be responsible for engaging qualified professionals including cleaners and/or exterminators to remedy insect/vermin infestations, mould/mildew build-up or other odours at the Tenant's own expense. 4.6 承租人須確保物業內沒有害蟲/蚊子/鼠患,並保持清潔衛生。为保持房屋的清洁卫生,承租人应在必要时负责聘请合格的专业人员,包括清洁工和/或灭虫人员,以解决昆虫/虫豸出没、霉菌/霉斑堆积或其他异味问题,费用由承租人自理。
Access to Premises 进入房舍
4.7 The Tenant shall permit the Landlord and its agents, surveyors and workmen (with all necessary appliances) at all reasonable times by prior appointment to enter the said Premises for the following: 4.7 承租人应事先预约,允许业主及其代理人、测量人员和工人(携带一切必要用具)在所有合理时间进入上述物业进行以下活动:

Where the need for repair is due to the Tenant's negligence or default, the Landlord may serve upon the Tenant written notice specifying any work or repair necessary to be done by the Tenant. The Tenant shall, within fourteen (14) days after service of such notice, proceed with the works and repairs. If the Tenant fails to carry out the repairs within a reasonable time, the Landlord may elect to do so, and the cost incurred thereunder shall be forthwith recoverable from the Tenant as a debt due and owing from the Tenant to the Landlord. 如因承租人疏忽或违约而需要维修,业主可向承租人发出书面通知,具体说明承租人必须进行的任何工程或维修。承租人应在通知送达后十四(14)天内进行工程和维修。如承租人未能在合理时间内进行修缮,业主可选择进行修缮,由此产生的费用应立即作为承租人欠业主的债务向承租人追讨。
4.8 The Tenant acknowledges that where the Landlord's contractor is arranged to attend to the Premises for any maintenance requirement reported by the Tenant, and where no fault/defect is found or where the fault/defect is attributable to the acts or omissions of the Tenant and/or the Tenant's visitors, the Tenant shall bear the charge-out rate of such contractor. 4.8 承租人承认,如果业主的承包商因承租人报告的任何维修要求而被安排到物业进行维修,而没有发现任何故障/缺陷,或者故障/缺陷是由于承租人和/或承租人的访客的行为或疏忽造成的,承租人应承担该承包商的收费。
No Recovery for Self-help Remedy 自助疗法无法康复
4.9 The Tenant shall not undertake or authorize any repairs without prior written consent from the Landlord. If the Tenant proceeds to initiate maintenance or repair works which the Landlord is obliged to carry out under this Agreement without first providing the Landlord with sufficient opportunity to initiate the same, the Tenant shall not be entitled to recover the costs and expenses incurred in connection with the same. 4.9 未经业主事先书面同意,承租人不得进行或授权进行任何维修。如果承租人在未向业主提供充分机会的情况下,着手进行本协议规定业主有义务进行的保养或维修工程,承租人无权收回与此有关的费用和开支。
5. THE TENANT'S OBLIGATIONS 5.承租人的义务

j) do or permit to be done anything whereby the policy or policies of insurance in the said Premises against damage by fire may become void or voidable or whereby the premium thereon may be increased. j) 作出或允許作出任何行為,致使上述房產的火災損害保險單變為無效或可使失效,或致使保費增加。
Breach of Legislation 违反法规
5.2 In the event of compositions, fines or levies being imposed by the relevant government authorities including but not limited to the National Environment Agency for breaches of legislation or regulations, the Tenant shall be responsible for prompt payment of the same where the offence/offending conduct is attributable to the Tenant. 5.2 如相关政府部门(包括但不限于国家环境局)因承租人违反法律或法规而对承租 人处以赔偿、罚款或征收税款,承租人应负责及时支付这些款项。
Compliance with Management Corporation 遵守管理公司的规定

5.4 At the expiration or earlier termination of the Term, the Tenant shall peaceably and quietly deliver up to the Landlord the Premises, including such items, furniture and/or fittings and the dry cleaning of curtains provided (if any) and professional cleaning of the said Premises, in similar condition as were delivered to the Tenant at the commencement of the Term (authorized alterations, fair wear and tear and acts of God excepted). 5.4 在租期届满或提前终止时,承租人应和平、安静地向业主交还房屋,包括这些物品、家具和/或设施,以及提供的窗帘干洗服务(如有)和上述房屋的专业清洁服务,房屋的状况应与租期开始时交付给承租人时的状况相似(经授权的改建、正常损耗和天灾除外)。
5.5 For the avoidance of doubt, the Tenant shall deliver the said Premises to the Landlord after a joint inspection by both parties and/or their respective agents, and thereafter, save for such damage and/or defects ascertained at the said joint inspection, the Tenant shall not be liable to the Landlord nor shall the Landlord have any claim against the Tenant in respect of any other damage to the said Premises. 5.5 为免生疑问,承租人应在双方和/或其各自的代理人共同检查后将上述房屋交付给业主,此后,除上述共同检查中确定的损坏和/或缺陷外,承租人对业主不承担任何责任,业主也不得就上述房屋的任何其他损坏向承租人提出任何索赔。

5.6 During the three (3) months immediately preceding the expiration or termination of the Term and provided that the Landlord shall have given to the Tenant at least forty-eight (48) hours' prior written notice, the Tenant shall permit persons authorized or accompanied by the Landlord at reasonable times of the day by prior appointment to enter and view the Premises for the purpose of taking a tenancy thereof. 5.6 在租期届满或终止前的三(3)个月内,只要业主至少提前四十八(48)小时书面通知承租人,承租人应允许业主授权或陪同的人员在一天的合理时间内,通过事先预约进入并查看房屋,以便承租。
Sale with or without Tenancy 带或不带租约的出售
5.7 During the Term, and provided that the Landlord shall have given to the Tenant at least fortyeight (48) hours' prior written notice, the Tenant shall permit persons authorized or accompanied by the Landlord at reasonable times of the day by prior appointment to enter and view the Premises in the event of a prospective sale thereof. The said Premises shall be sold subject to the tenancy created hereunder. If the Said Premises is sold with vacant possession, it shall be lawful for the Landlord to terminate this tenancy by giving not less than THREE (3) months' advance notice in writing to the Tenant. Such notice shall be deemed to have commenced on such date as the Tenant shall have actually received such notice. 5.7 在租期内,只要业主至少提前四十八(48)小时书面通知承租人,承租人应允许业主授权或陪同的人员在一天的合理时间内,通过事先预约进入和查看房屋,以备出售之用。上述房屋的出售应受根据本合同订立的租约的约束。如果上述房屋在出售时处于空置状态,业主可提前不少于三 (3) 个月书面通知承租人终止本租赁合同。该通知应视为自承租人实际收到该通知之日起生效。
6. THE LANDLORD'S OBLIGATIONS 6.房东的义务

Taxes 税收

e) shall take all necessary steps to keep the structural condition of the Premises, including but not limited to the sanitary pipes, electric wiring and any such concealed drains, pipes and conduits, in good and tenantable repair and condition. If an item is faulty and beyond repair, the Landlord shall bear the full cost to replace the item provided the fault is not due to the acts or omissions of the Tenant and/or the Tenant's visitors. e) 应采取一切必要步骤,保持房屋结构状况良好,包括但不限于卫生管道、电线和任何隐蔽的排水沟、管道和导管,并使其处于可承租的维修状态。如果物品出现故障且无法维修,业主应承担更换物品的全部费用,前提是该故障不是由于承租人和/或承租人访客的行为或疏忽造成的。
7. TERMINATION 7.终止

7.1 PROVIDED ALWAYS and it is hereby agreed and declared that this Agreement may be terminated by the Landlord in writing upon the occurrence of any one or more of the following events:- 7.1 业主可在出现以下任何一种或多种情况时,以书面形式终止本协议,并特此同意和声明:- 7.2 业主可在出现以下任何一种或多种情况时,以书面形式终止本协议

in which case, the Landlord shall be entitled to forfeit such Deposit paid by the Tenant. 在这种情况下,业主有权没收租户支付的押金。
Right of Re-Entry 再入境权
7.3 In the event of termination of this Agreement, it shall be lawful for the Landlord at any time after such termination to re-enter the Premises without prejudice to any right of action of the Landlord for damage or otherwise in respect of any such breach or any antecedent breach. 7.3 在本协议终止的情况下,业主可在协议终止后的任何时候合法地重新进入房舍,但不得损害业主就任何此类违约行为或任何先前违约行为提出损害赔偿或其他诉讼的权利。

7.4 In the event the Rent remains unpaid seven (7) days after becoming due and payable (whether formally demanded or not), it shall be lawful for the Landlord to claim interest at ten percent per annum on the amount unpaid calculated from after the date due to the date of full payment. 7.4 如果租金在到期应付后七(7)天仍未支付(无论是否正式要求支付),业主可依法要求支付利息,利息按未付金额的年利率10% 计算,从到期应付之日起至全额支付之日止。
8. SUSPENSION OF RENT 8.停缴租金
Damage or Destruction of Premises 房舍损坏或毁坏
8.1 If the Premises or any part thereof shall at any time during the Term be destroyed or damaged by fire, lightning, riot, explosion or any other inevitable cause so as to be unfit for occupation and use then, and in every such case (unless the insurance money shall be wholly or partially irrecoverable by reason solely or in part of any act, default, neglect or omission of the Tenant or any of his servants agents occupiers guests or visitors), the Rent hereby reserved or a just and fair proportion thereof according to the nature and extent of the destruction or damage sustained shall be suspended and cease to be payable in respect of any period while the Premises shall continue to be unfit for occupation and use by reason of such destruction or damage. 8.1 如在租期內任何時間,房產或其任何部分因火災、雷電、暴動、爆炸或 任何其他不可避免的原因而被摧毀或損壞,以致不適宜佔用及使用,則在每 種情況下(除非保險金完全或部分因承租人或其任何受僱人、代理人、佔用 人、賓客或訪客的任何行為、違約、疏忽或不作為而全部或部分不可收回), 本條款所保留的租金,或根據所受摧毀或損壞的性質及程度而釐定的合理及 公平的租金比例承租人或其任何受僱人、代理人、佔用人、賓客或訪客的疏忽或不作 為),在房產因該等破壞或損毀而繼續不適宜佔用及使用的任何期間,本條 例所保留的租金,或根據所遭受的破壞或損毀的性質及程度而釐定的公正及 公平的租金比例,將暫停及停止支付。
Right to Terminate 终止权
8.2 If the Premises shall be destroyed or damaged as aforesaid in Clause 8.1, either party shall be at liberty by notice in writing to the other terminate this Agreement, and upon such notice being given, the Term or the balance thereof shall absolutely cease and determine and the Deposit paid under this Agreement together with a reasonable proportion of such advance Rent as has been paid, where applicable, shall be refunded to the Tenant forthwith but without prejudice to any right of action of either party in respect of any antecedent breach of this Agreement by the other. 8.2 如房產按第 8.1 條所述被摧毀或損壞,任何一方均可向另一方發出書面通知終止 本租約,而一經發出該通知,租期或租期餘下部分即告終止,根據本租約已付 的按金,連同已預付租金的合理比例(如適用),須立即退還承租人,但不得損 害任何一方就另一方先前違反本租約提出訴訟的權利。
9. EXCLUSION OF LIABILITY 9.免责条款

9.1 The Landlord shall not be liable to the Tenant or the Tenant's servants, agents, or other persons in the said Premises or persons calling upon the Tenant for any accidents happening, injury suffered, damage to or loss of any chattel property sustained on the said Premises. 9.1 对于承租人或承租人的仆人、代理人或在上述物业内的其他人员或拜访承租人的人员在上述物业内发生的任何事故、遭受的任何伤害、任何动产的损坏或损失,业主概不负责。
10. EN-BLOC NOTICE 10.EN-BLOC 注意事项
10.1 Should the said Premises be affected by En-bloc Redevelopment, it shall be lawful for the Landlord to terminate this Agreement by giving not less than three (3) months' advance notice in writing to the Tenant and to refund the Deposit (free from interest) to the Tenant without prejudice to any right of action of the Landlord in respect of any breach of this Agreement by the Tenant. 10.1 如上述房產受原址重建影響,業主可於不少於三(3)個月前向承租人發出書面通知,終止本租約,並向承租人退還按金(不計利息),但不影響業主就承租人違反本租約提出訴訟的權利。
11. APPROVAL BY MORTGAGEE 11.抵押权人的批准
11.1 The Landlord warrants that where the Premises is mortgaged or charged or subjected to other such encumbrances, the Landlord has obtained the prior consent of the financial institutions for the rental of the said Premises. 11.1 房东保证,如果房舍被抵押、质押或受到其他此类负担,房东已事先获得金融机构对上述房舍出租的同意。
12. NOTICES 12.通知

Deemed Service by Certificate of Posting or Email 通过邮寄证明或电子邮件视为送达
12.2 Any notice sent by Certificate of Posting or email shall be deemed to be served at the time when in due course of posting it would be delivered at the address to which it is sent. 12.2 通过邮寄凭证或电子邮件发送的任何通知,应在适当邮寄过程中将其送达收件地址时视为送达。
13. APPLICABLE LAW 13.适用法律

13.1 This Agreement shall be subject to the laws of the Republic of Singapore and the jurisdiction of the Singapore Courts. 13.1 本协议受新加坡共和国法律和新加坡法院管辖权的约束。

13.2 The parties hereto shall at all times comply strictly with URA's Rules and Regulations on Leasing of Residential Properties 13.2 本协议双方在任何时候均应严格遵守市建局《住宅物业租赁条例与规定》。
Dispute Resolution 争议解决
13.3 It is agreed that neither party shall refer any dispute relating to, arising from or otherwise in connection with this Agreement to the Singapore Courts without having first referred the dispute to mediation or arbitration. The choice of mediation or arbitration centre shall be mutually agreed on between the parties. 13.3 双方同意,在未将争议提交调解或仲裁之前,任何一方不得将与本协议有关、由本协议引起或与本协议相关的任何争议提交新加坡法院。调解或仲裁中心的选择应由双方共同商定。
14. SPECIAL CONDITIONS 14.特殊条件
14.1 The parties agree that the special conditions referred to in ITEM 15 form part of this Agreement. If there is any conflict between the provisions of this Agreement and the special conditions, then the special conditions shall prevail. 14.1 双方同意,第 15 项提及的特殊条件构成本协议的一部分。如果本协议的规定与特殊条件有任何冲突,则以特殊条件为准。
15. INVENTORY LIST 15.库存清单
15.1 The Landlord warrants that he shall, when handing over possession of the Premises at the commencement of the Term, prepare two (2) copies of the Inventory List (annexed herein as Annexure B) for the Tenant's endorsement. Each party shall keep one (1) copy of the Inventory List. The Inventory List shall serve as conclusive evidence of the condition of furniture and fixtures in the Premises for the purposes of this Agreement and any extension, renewal or continuation of the tenancy created under the Agreement. For the avoidance of doubt, a breach of this Clause by either party shall not be a ground for termination under Clause 7.1 of the Operative Part. 15.1 業主保證在租期開始移交房產時,應準備兩(2)份存貨清單(附件 B),供承租人批 註。双方各保留一 (1) 份清单。清点清单应作为本合同以及本合同项下租约的任何延期、续签或延续中房屋内家具和固定装置状况的确凿证据。为免生疑问,任何一方违反本条款均不构成《执行部分》第 7.1 条规定的终止理由。
16. PROPERTY CONDITION REPORT 16.财产状况报告
16.1 The Tenant warrants that he shall, within the Problem-Free Period indicated in ITEM 16, prepare two (2) copies of the Property Condition Report (annexed herein as Annexure C) for the Landlord's endorsement. Each party shall keep one (1) copy of the Property Condition Report. The Property Condition Report shall describe the condition of the Premises at the commencement of the Term and shall serve as conclusive evidence of the condition of the Premises for the purposes of this Agreement and any extension, renewal or continuation of the tenancy created under the Agreement. For the avoidance of doubt, a breach of this Clause by either party shall not be a ground for termination under Clause 7.1 of the Operative Part. 16.1 承租人保证在第 16 项所述的无问题期内,准备两(2)份物业状况报告(附件 C),供业主批注。双方各保留一(1)份物业状况报告。物业状况报告应描述物业在租期开始时的状况,并应作为物业状况的确凿证据,以适用于本合同以及根据本合同订立的租约的任何延期、续签或延续。为免生疑问,任何一方违反本条款均不构成《执行部分》第 7.1 条规定的终止理由。
17. SEVERABILITY 17.可分割性
17.1 Should any provision (or part thereof) of this Agreement be declared void, unenforceable or illegal by any competent authority or court, this shall not affect the other provisions (or part thereof) which are capable of severance, and which shall continue unaffected. 17.1 如果任何主管当局或法院宣布本协议的任何条款(或其部分内容)无效、不可执行或不合法,这不应影响其他可分割的条款(或其部分内容),这些条款应继续执行,不受影响。
18. RIGHTS OF THIRD PARTIES 18.第三方的权利
18.1 Except as expressly provided in this Agreement, a person who is not a party to this Agreement has no rights under the Contracts (Rights of Third Parties) Act to enforce any term of this Agreement. 18.1 除本协议有明确规定外,根据《合同(第三方权利)法》,非本协议当事人无权执行本协议的任何条款。
19. WAIVER 19.弃权
19.1 The waiver by either party of a breach or default of any of the provisions in this Agreement shall not be construed as a waiver of any succeeding breach of the same or other provisions. 19.1 任何一方放弃对本协议中任何条款的违反或违约行为的追究,不得解释为放弃对其后任 何违反相同或其他条款行为的追究。
19.2 Any delay or omission on the part of either party to exercise or avail itself of any right that it has or may have herein shall not operate as a waiver of any breach or default of the other party. 19.2 任何一方延迟或遗漏行使或利用其在本协议中拥有或可能拥有的任何权利,均不构成放 弃另一方的任何违约或失责行为。
19.3 Acceptance by the Landlord of the rent hereby reserved shall not be deemed to operate as a waiver by the Landlord of any right to proceed against the Tenant in respect of a breach by the Tenant of any of the Tenant's obligations hereunder. 19.3 房东接受在此保留的租金不应被视为房东放弃就承租人违反本合同项下承租人的任何义务而对承租人提起诉讼的任何权利。

20.1 On the expiry of the Term, the tenancy does not come to an end, and the rent and obligations of maintaining the Premises shall continue to be the Tenant's responsibility, until the keys, access cards and/or transponders to the Premises (where applicable) are returned to the Landlord regardless of whether the Tenant has vacated the Premises or not. 20.1 租期届满后,无论承租人是否已搬出房屋,在将房屋钥匙、门禁卡和/或转发器(如适用)归还业主之前,承租人仍需承担租金和房屋维护义务。
