The planning conditions of the plot on the south side of Dayang Middle Road and the west side of Wujiadian Community, Dayang Street, Linhai City
According to the "Local Adjustment of the Regulatory Detailed Planning of the Main Urban Area (Dayang Unit) of Linhai City (A-03, A-04, B-06, B-07 and Other Land Plots)", after the study of our bureau, the planning conditions of the plots on the south side of Dayang Middle Road and the west side of Wujiadian Community in Dayang Street, Linhai City are now clarified as follows:
1. Land use scope: east to Planning Road, south to Baiye Middle Road, west to the land boundary, and north to Dayang Middle Road (see attached map for details).

Among them, the area of planned construction land: 21845m^(2)21845 \mathrm{~m}^{2} ; Area of road land to be requisitioned: 15865m^(2)15865 \mathrm{~m}^{2} ; 3. 1. Floor area ratio: 1.5 <=1.5 \leqslant Floor area ratio <= 2.0\leqslant 2.0 ;
Building Scale: 32768m^(2) <=32768 \mathrm{~m}^{2} \leqslant Above-ground floor area <= 43690m^(2)\leqslant 43690 \mathrm{~m}^{2} ; 2. Building density: <= 38%\leqslant 38 \% .
3. Building height (from the outdoor floor): <= 80m\leqslant 80 \mathrm{~m} and the height of the residential building >= 27\geqslant 27 meters.
4. Green space rate: >= 30%\geqslant 30 \% ; 5. Building setback: 1. The red line of the road on the east side of the setback is not less than 7 meters;
2. The red line of the setback south road shall not be less than 10 meters, of which the setback of high-rise buildings shall not be less than 15 meters;
3. The land boundary on the west side of the setback shall not be less than 15 meters;
4. The setback of the red line of the north road shall not be less than 10 meters, of which the setback of high-rise buildings shall not be less than 14 meters;
5. The distance between the road intersection on the northeast side of the setback of high-rise buildings shall not be less than 10 meters, and the road intersection on the southeast side of the setback shall not be less than 14 meters.
6. Layout requirements:
The open design of the local block, the area of the public open part of the ground is not less than 50%50 \% , an east-west open corridor with a width of not less than 50 meters is reserved, and a landscape slow road is reserved on the west side. The ground passage and landscape of the plot are interconnected with the commercial and financial plot on the west side, and isolation facilities such as fences and hedges shall not be set up. The main entrance and exit of the residential pedestrian hall are set on the west side of the plot, and the foyer is set in the architectural space of the plot between the houses.
7. Building spacing: according to the "Linhai City Urban and Rural Planning Management Technical Regulations (Construction Management) 2019 Edition" (Linzheng Banfa [2019] No. 111) document.
8. Outdoor floor elevation (1985 national elevation datum): 6.0-6.5 meters. The elevation inside and outside the plot should be in harmony with the surrounding existing projects or roads.
9. "Four-line" control requirements
1. Urban Yellow Line: rain and sewage diversion, standard discharge, access to the planned road municipal pipe network; The roads, sanitation facilities and various pipelines and other supporting construction in the plot are implemented simultaneously; All existing overhead or buried pipelines in the plot must be relocated or set aside for protection before the plan can be implemented; The above-mentioned supporting facilities must be designed, implemented and accepted synchronously.
10. Road traffic requirements
1. Traffic entrance: east side of the plot. The minimum distance between the entrance and exit of motor vehicles and the intersection of the road shall be implemented in accordance with the specifications.
2. Parking spaces: In accordance with the Zhejiang Provincial Construction Engineering Standard "Urban Construction Engineering Parking Lot (Library) Setting Rules and Allocation Index Standards" (DBJ33/T1021-2023) document.
In addition to visitor parking spaces, motor parking spaces should be configured in basements. Non-motorized parking spaces should be configured in residential overhead floors or basements, and in accordance with the proportion of non-motorized parking spaces 50%50 \% not less than the proportion of electric bicycle charging facilities, non-motorized parking spaces in accordance with the "urban construction engineering parking lot (library) setting rules and construction index standards" (DBJ33/T1021-2023) and "Zhejiang Province electric bicycle charging and parking, charging and replacement site construction technical guidelines" implementation.
11. Underground space planning and control requirements:
