Conceived by Bjarke Ingels Group (BIG), in collaboration with infrastructure design firm HNTB, the exterior is inspired by baseball pennants with overlapping shells on the roof, while passive shading and natural light add to a welcoming ambiance. When it debuts, the 33,000-capacity stadium will feature an open atrium that will serve as a multipurpose exhibition space, as well as 22 suites, a kids’ zone, and several bars.

events next year—has spawned savvier fans, spurring stadiums to take a more hospitalityinspired approach. “It’s pure hospitality in many ways, but we have to also understand the sophistication of the crowds and the volumes of people that come and go,” says Mason Hansen, senior principal and interior design director with Populous.

Gensler-designed venues like Boston’s TD Garden also demonstrate the potential for a sports facility to serve as a community generator, hosting an onsite hotel, residences, and offices that activate the site beyond game day. “Flexibility nowadays has become paramount,” Rivers points out. “Having the broader notion and vision of what a mixed-use district is-[one] that’s anchored by sports and entertainmenthas been super successful for us.”

From corporate retreats to podcast recordings, so-called “dark spaces” are seeing action beyond game day as well. “The corporate or private sponsors that get access to the suites are using them, and we’re designing those in ways that they can be used almost as a touchdown space,” Rivers adds. “It creates this cool boutique experience for folks. They get some connection to the sports teams, while at the same time, getting this community benefit.”

Levi’s Stadium, home of the San Francisco 49ers. “We added a bocce court, pool table, shuffleboard, a bar, and a food service component to draw the suite holders out and create a social space for them, and it sold out before the season started,” says Wesley Crosby, senior principal and interior design director at the firm. “[The client was] very pleased, and we worked with their sales group to identify what we thought might be appealing to the consumers in that market.”

Moments of intimacy amidst the frenzy are also catching on. In addition to sensory rooms for folks seeking reprieve, exclusive experiential zones elevate visits for fans as well. For such tourist draws as the Kentucky Derby, a pair of new clubs conceived by Populous at Churchill Downs horse racing complex in Louisville, Kentucky, for example, tout a window into the paddock that overlooks the horses and jockeys awaiting to enter the track. Custom brass elements as well as metal ceilings lined with wood beams introduce warmth into the space, while other material choices are meant to withstand heavy usage. “The natural marbles and stones are great, but we ended up using quartzite, which has a lot more resistance to staining,” Hansen adds. “We’re trying to find beautiful materials that are unique, but also

Crosby also cites the Levi’s Stadium project, where sense of place is manifested in amenities dedicated to the region’s famed wine and a palette of reclaimed redwood. “It’s less about a specific finish and more about being authentic in our approach so that our solution is rooted in the client,” he says.

A food hall with favorites from the nation’s capital will be a centerpiece of Gensler’s refresh of the Capital One Arena in Washington, DC, slated to be unveiled for the 2027-2028 basketball and hockey seasons. “If you’re not local first,” Rivers points out, “then you’re not designing for the people who will ultimately be using it.”

Consider the Well, the socially fueled members club founded by Sarrah Hallock, Rebecca Parekh, and Kane Sarhan in 2019. “We were all searching for a solution that did not yet exist-a space in New York where whole-person wellness was integrated under one roof,” points out Parekh, the Well’s CEO, who formerly served as COO at Deepak Chopra’s Radical Well-Being. Melding Eastern and Western modalities became the trio’s mission, and at the 13,000-square-foot New York flagship designed by Miami-based Rose Ink Workshop, members meet with health coaches and schedule in Vitamin B shots, bodywork, and craniosacral therapy alike.

One of Europe’s most audacious wellness offerings is SHA, which debuted in Alicante, Spain in 2008, handled by Florence-based architect Carlos Giraldi and Pamplona, Spainbased designer Elvira Blanco Montenegro. “From the beginning, we wanted to be innovative and cutting edge, and not so focused on pampering,” says SHA vice president Alejandro Bataller.

Zeyrek Çinili Hamam, a centuries-old Turkish bathhouse in Istanbul that recently relaunched after a 13 -year renovation by KA-BA Architects, is reverting to wellness principles of the past. This historical landmark was built in the 1530 s by architect-in-chief Mimar Sinan and today is a multifunctional space (including a museum) that preserves its Ottoman architectural heritage via a 30,000-square-foot bathhouse.

Atelier Brückner of Stuggart, Germany, an architectural firm specializing in exhibition design, worked to preserve the hammam’s lost tiles, which were an important part of the site’s history and were the basis for the museum, where tile displays run along a narrow strip of the building and extend into an outdoor courtyard. “The whole experience is a valuable cultural offering,” says senior designer Emma Kilday. “You can have your spa day and then learn more about the history of this unique experience and setting.”

When it shuttered in 1986, Maylie’s had been serving Creole cuisine for more than a century, so Kyle Brechtel, who acquired the restaurant’s historic building in downtown New Orleans, was keen to preserve that heritage. In 2018, the president and CEO of restaurant group Brechtel Hospitality reimagined the space as Copper Vine, a wine-fueled gastropub designed by local firm Studio West.

From the beginning, Brechtel yearned for it to double as a cozy inn, and when a neighboring space became available, he once again tapped Studio West to make his dream come true. “Inns are the oldest forms of lodging, but what does that feel like in today’s world? I wanted to offer a current, fresh version of a tavern,” says Brechtel. Now called the Copper Vine Wine Pub & Inn, it spans 11 guestrooms, 10 of which are situated in a contemporary wing constructed over the adjacent parking lot, as well as the centerpiece terrace suite born from the old attic.

Brechtel was adamant that the contemporary structure would deftly connect with those rich details, so Studio West forged an organic dialogue between old and new by embracing high ceilings, warm materials like copper, and various drapery motifs from locally based Pavy Art + Design Studio that stand out against blue-gray sage green, and terracotta hues. Local artists pieces curated by Claire Elizabeth Gallery in the French Quarter also tie the spaces together. “It’s another thread that brings texture and hominess,” explains Brechtel.

“Hotels are a natural extension of our existing body of work,” says CH Projects founder Arsalun Tafazoli. “We operate on the core premise that life is hard and we are all doing our best. A similar cultural hub mentality drives a new venture founded by David Kaplan, Alex Day, and Ryan Diggins. Kaplan and Day met Diggins, owner of the Ramble Hotel in Denver, when they opened an outpost of the popular New York cocktail bar Death & Co. there in 2018. Their likeminded vision for all-day lobby bar revelry has now spawned the Midnight Auteur brand, hotels that will welcome visitors with a “thriving F&B-anchored experience,” says Kaplan, noting how that buzz “is one of the key foundational pieces to who we are and who we want to be.” Next spring, Midnight Auteur will make its debut with the 44 -key Municipal Grand in Savannah, Georgia’s North Historic District.

A former 1960s bank, “it’s a gorgeous midcentury building and every single room is different,” says Kaplan. Complete with a rooftop lounge and pool, its touches of metal and blue mosaic subway tiles come courtesy of Portland, Maine, and Toronto-based AAmp Studio. Savannah was attractive to the trio because “it has this quiet, stoic charm to it,” adds Kaplan. That first project will be followed by a more rustic location in Bozeman, Montana, designed by New York firm Parts and Labor Design.

Technically, the Rossinavi Seawolf X isn’t a superyacht, but the newly built 140 -foot catamaran from the Italian yacht builder with interiors from Meyer Davis is every bit as swank. To give guests who charter Seawolf X a one-of-akind experience, the New York-based firm aimed to “create a yacht that exudes elegance while staying committed to sustainability,” says Nancy Santorelli, associate principal and director at Meyer Davis.

A Scandinavian sensibility permeates the Seawolf X. “The primary stateroom is an exceptional space, with proportions more akin to a luxurious home, allowing for the inclusion of bespoke furnishings like the headboard that acts as a statement piece,” says Meyer Davis cofounder Gray Davis. The gathering space at the bow of the yacht is another standout. “Its positioning at the front rather than the back lets guests look outward instead of inward toward the docks and ports,” he adds. “This design choice offers a sense of privacy and an uninterrupted connection to the water-an uncommon element in yacht design that enhances the experience at sea.”

Today, designers and brands are pushing the boundaries, delivering sprawling flexible spaces for an ultra high-end experience. “Suites have gotten more significant over time, offering more amenities,” says Greg Keffer, partner and studio leader at Rockwell Group. “The narrative around what they are and how they tell the story of their property and brand has gotten richer. Suites are designed to help guests slow down and tune into their surroundings.”

Rockwell Group, in partnership with Ian Schrager Company, recently completed North America’s largest hotel penthouse at the Riviera Maya EDITION at Kanai, the brand’s first outpost in Mexico. Occupying the entire top floor of one of the property’s three buildings, the 26,900-square-foot Sky Rooftop Villa sleeps up to 12 guests in five bedrooms accessed via a limestone corridor.

Suitable for both large events and individual guests, “there is a lot of flexibility in the use of the room,” Keffer notes. “We were able to conceive the suite as we would a single-family home, with a number of programmatic areas.”

Further south, the Rosewood São Paulo in Brazil unveiled its 12,000-square-foot, three-story penthouse suite, which can sleep up to eight guests, earlier this year. Crowning the hotel’s Mata Atlantica tower, envisioned by venerated architect Jean Nouvel, the suite is accessed through a private entrance and stands out with a hidden rooftop garden filled with a variety of plants native to the surrounding rainforest and an infinity pool overlooking the city’s Avenida Paulista.

A floating marble staircase leads guests upstairs, while intricate woodworking is found across walls, ceilings, and bookshelves. Guests staying in the penthouse are also offered complimentary 24-hour butler service, allinclusive F&B, a private car and driver service, and a team of security agents.

“The shift toward a more hospitality-oriented experience is getting more prevalent,” says Dwayne MacEwen, founder and principal of Chicago-based DMAC Architecture & Interiors, which designed the American Airlines’ Admirals Club. The concept-with subtle interventions to reflect the unique character of each city-rolled out at Ronald Reagan Washington National Airport (DCA) in 2022, followed by Denver International Airport this year, and is slated for Philadelphia International Airport in 2025.

For family medicine practice Galt Health in Cambridge, Ontario, local firm Fonseka Studio conceived a central core of patient rooms surrounded by a continuous corridor loop that perpetuates a sense of openness. Custom millwork and a 115-foot-long bench line the perimeter, while slatted, locally sourced timber spans the clinic’s pitched ceilings to accentuate the neutral color story and abundant daylighting. “We wanted the space to be void of any visual clutter and to enable a sense of ease and mindfulness,” says architect Jaliya Fonseka. “By designing compassionately with natural light, warm, tactile materials, and intuitive circulation, the space not only meets practical needs but also encourages calm in the body and mind.”
